Just SDA Management also offers a unique SDA Provider product for individuals with SDA funding in their NDIS plan seeking to build and own their own SDA property. We know how hard the provider registration process can be and also how expensive.

It was these burdens and costs that led us to create a product to support our Self Providers of SDA so they can enjoy their new home they have constructed without the hassle of managing the admin, paperwork or tedious registration, audit and compliance requirements.

We have supported countless individuals and families on their home ownership journey, our Managing Director did his Master’s Thesis on the topic and would welcome a conversation to support you on your journey and if required a low-cost solution for the management of your SDA property.

Design support and coordination

Through Human-Centred design and drawing from our experience in the sector we provide a design support and review service to assist our property owning clients in ensuring their design reflects the needs of the residents tailored to that design type, location and need
We openly share our knowledge and experience with our partners to assist in raising the quality and standard of SDA design across the sector
We have developed a comprehensive team that covers every facet of developing and building SDA. From Architects, to Assessors to Builders, we can draw from our network to assist your project in continuing to move forward towards completion
We can be engaged to conduct a high level or detailed review of the plans

SDA audit and compliance requirements

As an SDA Provider we work with the builder, the SDA Assessor and other stakeholders to ensure the property achieves the required certification and documentation to be able to successfully enrol the property
We work with residents and their Allied Health support team and Occupational Therapist to coordinate and complete an environment assessment to ensure the property is suitably modified to enhance accessibility for the resident in the dwelling
Complete SDA Density requirement attestation for NDIS SDA Assessor
Complete all other safety, compliance and audit requirements in line with Federal, State and Local legislation

Resident induction and SIL Coordination

We work with the residents and their support team to ensure the property matches the needs and requirements to live a largely independent life in their new home
We support the resident through the onboarding processing as it relates to service agreements, lease agreements, documentation, consent forms and quotes
We assist our residents in setting up their payments and bank transfers
Manage and coordinate SIL tender process for OOA as required for dwellings
Coordinate resident, SIL and other stakeholder service agreements and appointments as required
Oversight and coordination of House Rules Book as required for residents, SIL providers and other stakeholders engaging with property

SDA certification and handover

Coordinate enrolment of SDA dwelling with required documentation and forms
Conduct initial property inspection at lease commencement
Coordinate final Occupational Therapy environment assessment for resident
Complete handover of SDA dwelling to tenant
Finalise property registration and SDA payment schedule
Schedule inspection calendar and checklist
Coordinate and manage any additional installation of assistive technology (AT)

Ongoing SDA Provider Duties

Manage property claims and payments for SDA and RRC payments from tenants and NDIA
Ongoing management and support for property services provided to property
Provide support with management, mediation, and conflict resolution with any stakeholders related to safe provision of SDA in property
Conduct regular property inspections
Manage tenancies and sub-tenancies to achieve highest level of occupancy for property owner
Manage outgoings and expenditure of property as required by SDA providers
Establish payment threshold for emergency and/or other repairs
Comply with all local, state and federal laws and requirements relating to the management of the property
Maintain high levels of compliance, quality assurance and audit requirements as outlined in the NDIS Act 2013 (Cth), NDIS SDA Rules 2016 (Cth) and NDIS Quality and Safeguards Commission
